House rules

  • 1. The tenant inspects the holiday home upon arrival. If there are no complaints within 24 hours of the tenant's taking over, the tenant will be deemed to find the property in perfect condition and to his satisfaction, without being able to make any subsequent claims
  • 2. The house is handed over to the tenant clean. Likewise, the apartment is duly furnished with furniture, facilities, services and the equipment necessary for immediate occupancy for holiday or tourist reasons and is equipped with the furniture and appliances, the inventory list will be handed over upon arrival, which both parties sign . The tenant must hand over the house in the same condition in which he received it, with all repairs and/or replacements that must be carried out for damage caused by him or by persons dependent on him through misuse, omission or negligence shall be charged. In particular, the kitchen must be tidied up and the refrigerator must be handed over empty. Rubbish must be disposed of in public rubbish bins before the keys are returned to the intermediary.
  • 3. All services such as garden, pool maintenance, etc. are taken care of by the landlord, who must keep them operational and in good condition, with the tenant's obligation to allow access to the house for maintenance and repairs. However, the lessor is not liable for power or water failures attributable to the delivery companies. In any case, the tenant is responsible for the responsible consumption of the housing supply (electricity and water). Electricity is charged extra at €0.38 per KWH, as is water from a weekly consumption of more than two cbm, each additional cbm of water is charged at €5. For this purpose, the meter readings are read and billed on arrival and departure. The amount to be paid will be deducted from the deposit and the balance will be transferred to the tenant's account no later than 10 working days after the house has been checked to be in good condition. The TV will be correctly programmed on the day of arrival. If the channels are deprogrammed during the stay and as a result of tampering, the cost of the technician for reprogramming must be borne by the tenant.
  • 4. Being a house in an inhabited area, any excessive and uncontrolled noise must be avoided, the tenant and/or his companions being in any case solely responsible for any complaint or complaint from the neighborhood. Should such complaints continue severely, the intermediary, on behalf of the lessor, reserves the right to terminate this contract immediately without refund of the amounts already paid.
  • 5. For safety reasons, the following behaviors are expressly prohibited: Jumping and running around the pool and using mats or accessories that may pollute or affect the water quality. No smoking indoors, using candles or other products that can cause fires. Use towels as beach towels. Your non-compliance authorizes the landlord to deduct the cleaning costs (laundry) or their replacement from the deposit paid.
